Interestingly, the U. S. Treasury discontinued selling 30 year bonds in late 2000. As a result, the interest cost of a 30 year fixed loan today is tied to the 19 year treasury notes. Generally the interest rate you pay on a 30 year fixed loan, where you have at least 620 credit points, and put 20% or more down will be about 1.25 over the last Treasury Auction. Architecture, design and planning are critical areas to study. We work closely with Allen Seale, an architect with the designation NCARB, meaning he can practice in all 50 states. Allen is patient, and one of the best "listeners" I know. Of course, we have our own Auto-CAD department with high tech computers that allow us to take designs (floor plans) turn them into "3D Viz" files so you can visualize any or all perspectives in relation to the angles of the sun, the views, or other influences relevant to you. Goodson Builders works hard to acquire the best lots in a price range consistent with our markets. We believe the best values today, considering the interest rate advantage, are in the $350,000 to $500,000 range, so most of our lots are 1/3 to 1/2 acre. Bigger, more expensive homes need larger lots, and the owners usually have more leisure to select a lot that serves their purpose. We favor lots with lots of trees, because big beautiful oaks are long to grow. View, perspective and sun angles are more subtle features.
